North East: UK’s Strategic AI Infrastructure Hub

The UK North East has been designated an AI Growth Zone under the government’s Science, Innovation and Technology strategy. The region’s combination of available land, connectivity, skilled labour and proximity to large-scale low-carbon generation positions it to attract major AI compute projects. Authorities and investors stress the urgency of capturing AI investment to support regional prosperity and long-term competitiveness.

Billions Powering Data Center Growth

Private capital is already moving in. Blackstone-backed QTS has outlined plans for up to 10 billion to develop what is set to be Europes largest data centre campus at Cambois. Cobalt Park hosts Stargate UK initiatives that bring Nscale and partnerships with players such as OpenAI and NVIDIA to the North East. These projects target hyperscale AI workloads and signal a wave of further private investment in large-scale compute infrastructure.

Green Energy Advantage for AI Operations

The North East benefits from direct access to substantial low-carbon and renewable resources, including offshore wind and grid-scale renewables that can supply high-demand facilities. That energy profile supports lower operational emissions for data centres and enables flexible procurement models such as long-term power purchase agreements and storage-coupled supply. Clean energy integration is central to meeting the power intensity and sustainability expectations of modern AI operations.

A Blueprint for Regional Prosperity

Projected impacts include 4,000 to 5,000 new jobs across construction, engineering and digital roles, with additional opportunities for local suppliers and universities. The clustering of AI compute and green energy investment creates a multiplier effect: inward capital, skills development, and supply-chain growth. The North East offers a replicable model for aligning large-scale AI infrastructure with low-carbon energy to deliver economic and environmental outcomes.

The designation as an AI Growth Zone, combined with high-profile investments and a clean energy base, makes the North East a strategic example of how regions can power AI at scale while managing emissions and driving local growth.
